The process of buying

The process:

1. Primary research of real estate in Italy in our database or the selection of property in any region of Italy for the customer. Get all complete information about the homes that interest you most.

2. Organization of visits for selected properties. The discussion on the property chosen, negotiations with the seller for the purchase of property, conditions.

3. Signing of the Purchase Proposal between the seller and the buyer or the Preliminary Contract between the seller and the buyer where you specify the method and the date of the notarial deed, the full description of the property. The signing of this agreement you leave the initial fee (deposit) of 1-20% of the value of the property. You choose a notary. 
From this moment the customer has the exclusive right to purchase this property and the property is removed from the sale. Notary within 10 working days checks that the real estate transaction and prepares the final deed.

4. At the Signing of the Notarial Deed is to pay the seller the remainder of the cost of the property through cheques or bank transfer to the account of the seller or the account of the notary who transfer the payment to the seller when the deed of sale will be registered; the delivery of the keys and all the relevant documents of the house (bills, water, etc.), payment of taxes, notarial fees deed and real estate commission.
5. Registration of the Deed of Sale (maximum 20 days).
